Roofing Q&A with Keystone

Whether you are facing roof damage or simply have an aging roof system, it can be challenging to find the right contractor and service for the job – This is where Keystone Engineering & Consulting comes in. To better understand the role Keystone plays in securing and managing a roofing project, we sat down with Jim Emory, P.E. (Owner and Principal Engineer of Keystone Engineering & Consulting), to gain some insight and answers on frequently asked questions:

Question #1: Why should I hire your company instead of working directly with a roofing contractor?

Jim Emory: Roofing contractors will generally provide a proposal on the roof system they prefer, and not necessarily the proper roof system for your specific application. Many times, it will be the lowest cost system, as without proper knowledge, most decisions are made based on price alone. But a low-cost system may not last as long, be warranted for common conditions, and/or be able to tolerate tropical storms. This can result in a short service life and much higher cost over time. You will also likely get bids on several different roof systems that will be difficult to compare and evaluate costs and performance factors. Keystone will evaluate the roof, provide applicable options, then prepare a bid specification for all bidders to meet equally. We will also bring vetted roofers with proper qualifications and performance history. Not all roof systems or roofers are created equal. This allows the bid price to be the primary decision-making factor.

Question #2: What is one thing you would like property managers to know about making repairs to their roof?

Jim Emory: A roof should be thoroughly evaluated before making any decisions whether to repair or replace. It needs to be known whether repairs would provide any benefit and extend the life of the roof enough to warrant the cost of repairs, or if the roof is too far gone for repairs to be effective. Many times, coating systems are proposed to extend the life of a roof. Protective roof coatings can be very effective to extend the life of a performing roof by providing UV protection. But typically, a coating system will not extend the life of a non-performing and leaking roof. Generally, the roof coating warranties provided are only on the coating itself, and not the roof system. Insurance coverage may also not recognize roof coatings or roof repairs on an aged roof system.

Question #3: Can you review contracts and negotiate with roofing contractors on our behalf?

Jim Emory: Keystone provides full-service roof consulting services. Our Phase I services will include the evaluation of the roof, and a written report with budget estimates of options for the roof, and a full discussion of those options to allow for the Association to make informed decisions. Once decisions are made, Keystone will provide the necessary bid documents and specifications to conduct a formal sealed bidding process (Phase II services). Once bids are received, Keystone will review and evaluate the bids, assist in contractor interviews and negotiations, preparation and review of contract documents and necessary pre-construction meetings and planning. Lastly, Keystone provides the critical, hands-on Phase III construction inspections and oversight, with progress meetings and written reports, to ensure the roof system is properly installed and warranted.
